Kyabram housing boom shows no sign of slowing

There are 30 homes constructed or under construction at The Edge Estate, in the first three stages, and stage four’s park-facing blocks are now up for grabs.

Kyabram’s seven simultaneous real estate developments represent as much new home construction as any town in country Victoria, according to experienced Allan St-based realtor Brendan McConnell.

Mr McConnell, director of First National Real Estate, has 30 years of experience and said the future was extremely exciting.

“There are seven or eight building companies working at The Edge and about 30 homes currently under construction,” he said.

“And that is just the first of what we expect to be several building sites in the next 12 months.”

Mr McConnell’s company is involved in several of the seven developments — The Edge, Sunrise Estate, Blue Gum Fields, Lakeside Estate, the yet-to-commence Kyabram Greens and Bellthorpe Park.

He was unable to provide any information on the Orchardfield Estate development, opposite the Kyabram Showgrounds on Allan St, but had updates on the remaining six projects.

Developers of South Boundary Rd’s Bellthorpe Park Estate have recently rejoined the race to attract new home owners to the town by becoming the seventh sub-division to offer land for sale.

Work has commenced at Brose Rd where the Blue Gum Fields development is moving ahead at a rapid rate.

The 14-lot estate has been sitting stagnant for more than three years, but offers unique blocks ranging in size from 4083 to 5751 square metres — overlooking Parkland Golf Course to the north.

“Three of those blocks have been settled and developers are just waiting on a service provider to move forward,” Mr McConnell said.

Between the seven Kyabram and one Tongala (Murray Estate, off Gooda St in the heart of the town) developments there will be in excess of 700 residential blocks on the market.

The fastest moving project, after a long wait during the frustrating COVID-19 period, is the 210-lot Edge Estate. Developers are moving forward with stage four, which is 20 lots based around the wetland and recreational space at the heart of the project.

“There is a mixture of local and out-of-town buyers and it is by far the most popular,” Mr McConnell said.

Of the initial three stages that are currently under development only two of the 40 stage one and two lots remain unsold, with five of the 29 stage three lots still available.

They are located on Nurtja Dve, Walla Loop, Borpa St and Biyala Crt.

Stage four has 20 lots surrounding the integrated wetland and recreational space, while stage five has 14 lots.

Lakeside Estate (Sun Country Property)

34 lots, located on Lake Rd between the Kyabram Fauna Park and Kyabram Parkland Golf Club. Lots vary in size from 600 to 1000 square metres

Sunrise Estate (Vic Properties)

Located off Breen Ave, stage two is 32 lots, ranging in size from 734 to 868 square metres. Four are currently being advertised for between $186,500 and $194,550.

Orchardfield (Koham Property Group)

59 lots, entrance directly opposite the Kyabram Showgrounds gates, 10 sold. House and land packages being offered.

Kyabram Greens

With Sam Kekovich as the front man the first sod is yet to be turned on the 200+ lot development.

No plans are available as yet for the high-end estate, which has 30+ blocks connected to Kyabram Parkland Golf Club.

Murray Estate Tongala

25 lots, soon to be titled, access from Gooda St, Tongala.

Bellthorpe Park is the newest development to hit the market in Kyabram, which now has seven development occurring almost simultaneously.

Mr McConnell said Sunrise Estate’s development had been slowed since the 2022 complications caused by negotiations with state rail and road departments, along with Campaspe Shire Council.

“Due to the delay a few buyers walked away, but titles for stage two will definitely be offered in 2025,” he said.

Lakeside Estate is another development to have been frustrated by delays and construction has not yet commenced on the 34-lot estate.

The 74-lot Blue Gum Fields estate is being developed in six stages, with stage one featuring 18 blocks and stage two 13 lots.

The first of the house and land packages have landed on realestate.com, ranging from $558,250 to $712,350. The builders involved in the first stage are JG King, Metricon and Harmac homes.

Mr McConnell said there were only two lots unsold in stage one and developers were currently constructing a turning lane into the estate off McEwen Rd.

House and land packages are already being advertised for the, as yet, unstarted 59-lot Orchardfield Estate development. There is also a future early learning centre site included in the plan — at the front left of the development adjoining Allan St.

Metricon is advertising a three bedroom home on lot one, a 987 square metre block that backs on to Corrigan Ave homes, for $697,408 and anticipates land to be ready to build by December this year.

It also has a four bedroom house and land offer on a 524 square metre block on offer for $539,760. The 512 square metre Lot 15 is being offered for sale at $202,950.

Construction is also due to start on the long-awaited Kyabram Greens estate.
