Significant Echuca gateway site comes to market

A significant, high-exposure Echuca gateway site spanning more than 1.3 hectares has come to the market for the first time in more than 60 years.

At a time of huge growth for the city, Fitzroys’ Brent Glassford and David Bourke, in conjunction with Gary Wood of Charles L. King & Co Echuca are marketing 360-366, 378-386 and 388 Ogilvie Ave on behalf of Joan Crowe.

Mrs Crowe and her late husband Des bought the property, built their family home on it in the early 1960s and raised their family of seven children there.

Mr Crowe was a well-known motor car trader and businessman in Echuca.

The two lots are to be sold individually or as a whole.

The site spans a combined 13,532sqm with 178 metres of frontage to Ogilvie Ave and Northern Hwy/Murray Valley Hwy exposure, in close proximity to the city’s town centre and historical port district.

Lot A comprises 378-386 and 388 Ogilvie Ave and encompasses 8831sqm.

Lot B covers 4701sqm.

Mr Bourke said the site’s Commercial 2 zoning offered excellent development flexibility.

“This site’s come to the market at a fantastic time, with this part of Echuca set for a rapid growth phase,” he said.

“There’s been 615 hectares of much-needed nearby land released for residential development.

“The precinct to the west of the site is set for 5000 new homes to be developed over the next 40 years, accommodating 14,000 new residents as well as local parks and new roads.”

The area is already home to large corporate occupiers including Ford, Hyundai, Reece, Hertz and Haeusler’s.

The Echuca West Precinct has been officially gazetted by the Planning Minister and Mr Glassford said there were already residential and retail projects currently under way in the area.

“Residential development projects like Yallarah and McMahon’s, which are 2000-plus and 1000-lot subdivisions respectively, are already selling or preparing to launch in the New Year, while there’s a new shopping centre being built on the Murray Valley Hwy, anchored by Woolworths,” he said.

Following steady population growth over the past decade, Campaspe Shire Council is forecast to grow by 10.67 per cent from 2022 to 2036.
