Worshipping whisky, gin and steak at former church

A heavenly piece of real estate has become available in Shepparton, right in the heart of the city.

The former Uniting Church property at 152 and 160 Maude St consists of two historically significant buildings that were constructed around 1908, on two titles and 1827 sq m.

The two buildings include the former church with a 381 sq m floor area and a 187 sq m church hall-Sunday school; a combined 568 sq m floorspace.

Burgess Rawson’s David Napoleone and Gagliardi Scott’s Rocky Gagliardi are the selling agents of the property, which is zoned Activity Centre Zone 1.

ACZ1 zoning allows for a wide range of potential uses, including retail, hospitality, office space, childcare, mixed-use developments, community centres, or places of worship (subject to council approval).

“The property represents a rare opportunity to acquire a versatile asset in the heart of Shepparton’s CBD,” Mr Napoleone said.

“The historical significance, combined with modern upgrades and zoning that allows for a wide range of uses, makes it an exceptional investment with immense potential for repurposing,” Mr Gagliardi said.

According to the agents, permits have been approved for building extensions and a licensed function centre, including a restaurant and bar, by the end of this year.

A Greater Shepparton City Council spokesperson confirmed a planning permit authorising land use at 152 Maude St for a function centre for up to 140 patrons and a steak house and the service and consumption of liquor.

The spokesperson also confirmed a planning permit at 160 Maude St allowed a building addition to accommodate a whisky and gin bar.

The premises are less than a kilometre from the train station and have near access to Shepparton’s main street, Wyndham St, and the Midland Hwy.

The property is offered with vacant possession and can be purchased individually or in one line.
